MK Civil Works - Structural Repairs Contracting Solutions

Structural Rehabilitation & Retrofitting for Mumbai's Ageing Concrete

Rain, salt air and decades of seepage have a predictable effect on reinforced concrete: the steel inside quietly corrodes, the concrete cover spalls away, and a building slowly loses the capacity it was designed to carry. MK Civil Works exists to reverse that process. We are an engineering-led rehabilitation contractor, and we treat every distressed column, beam and slab as a load-path problem to be solved — not a surface to be painted over.

We Repair the Cause, Not the Crack

Most repair work in Mumbai fails within a few monsoons because it treats symptoms. Our engineers begin with a distress survey that records crack width, orientation and location, measures the depth of carbonation, and pinpoints every location where reinforcement has already lost section. Only after that diagnosis do we specify a repair strategy. This is why our rehabilitated members routinely outlast patch-and-paint work by a wide margin.

Strengthening Methods We Deploy

Reinforced Jacketing of Columns and Beams

Where a member must carry significantly more load — after an additional floor, a change of use, or severe section loss — we enlarge it with a reinforced micro-concrete jacket. The new reinforcement cage is tied into the existing structure and the encasement is cast with a free-flowing, non-shrink mix so that it bonds monolithically to the original member.

Fibre-Reinforced Polymer Confinement

When a column cannot grow in size — a common constraint in Mumbai's tightly packed buildings — we apply carbon and glass fibre wraps. FRP confinement raises the axial and shear capacity of the member while adding almost no weight and no dimensional change, and it is inherently immune to the chloride attack that corrodes steel.

Micro-Concrete and Structural Grouting

Deteriorated concrete is cut back to sound material, exposed steel is cleaned and coated with a corrosion inhibitor, and the lost section is rebuilt with polymer-modified, shrinkage-compensated micro-concrete. Cracks are pressure-injected with low-viscosity epoxy so that moisture can no longer travel to the reinforcement.

Corrosion Control and Protection

We treat exposed reinforcement with zinc-rich and cementitious anti-corrosion coatings, re-alkalise carbonated concrete and finish with breathable anti-carbonation protective coatings that slow the next cycle of deterioration.

Aligned to BMC's Mandatory Repair Regime

Mumbai buildings must be audited under Section 353-B of the MMC Act. When an audit recommends repairs, MK Civil Works executes them exactly as specified so that the member is returned to safe service without triggering re-audit objections. We coordinate directly with the society's appointed licensed structural engineer, provide a documented Bill of Quantities, and issue completion records suitable for the ward office file.

Why Societies Choose MK Civil Works

  • Engineer-supervised execution: a qualified structural engineer, not a supervisor, signs off each strengthening stage.
  • Transparent, itemised pricing: every kilogram of steel, litre of epoxy and square metre of micro-concrete appears in a BOQ you can compare.
  • Occupied-building logistics: we sequence work wing by wing with dust screens and safe public routes so residents can stay in their flats.
  • Specification-matched materials: Fosroc, Sika, BASF Master Builders and Dr. Fixit systems, with test certificates on file.
  • Documented handover: as-built repair drawings, material certificates and a workmanship warranty.

Our Rehabilitation Workflow

  1. Distress mapping and condition survey: locating, measuring and photographing every defect.
  2. Repair design: selecting jacketing, wrapping or section rebuild based on the structural audit and budget.
  3. Preparation: breaking back unsound concrete, grit-blasting or wire-brushing steel to bare metal.
  4. Strengthening: applying the chosen system under engineer inspection and stage-wise testing.
  5. Protection and handover: anti-carbonation coating, as-built records and warranty documents.

A minor spall repaired now costs a fraction of a member replaced later. If your building is showing exposed steel, widening cracks or a hollow ring when tapped, ask MK Civil Works for a technical assessment and a fully itemised rehabilitation proposal.

Frequently Asked Questions (FAQ)

Cosmetic repair addresses plaster and paint. Rehabilitation is needed when the structural members themselves are distressed — exposed or corroded steel, cracks wider than a hairline, spalling concrete or a hollow sound when a member is tapped. Our survey distinguishes the two.

Jacketing adds load capacity and stiffness but increases the member size. Carbon fibre wrapping adds strength and confinement with almost no dimensional change. The right choice depends on whether you are increasing load or restoring lost capacity, and on site constraints.

Yes. We execute exactly the scope recommended in the licensed structural audit and hand over material certificates, test records and as-built repair drawings that satisfy ward-office documentation.

A single distressed column can be completed within a few days. A full wing typically runs six to twelve weeks depending on access, scope and monsoon conditions.

In most cases, yes. We isolate work areas with dust screens, restrict heavy operations to agreed hours and maintain safe access routes so occupied flats remain habitable.

We provide a written workmanship warranty on the strengthening and protection systems, supported by the manufacturer warranties on the materials used.
