MK Civil Works - Structural Audit Contracting Solutions

Independent Structural Audit for Mumbai Buildings

An audit is only useful if it tells you the truth about your building. MK Civil Works conducts structural health assessments that combine a disciplined visual survey with instrumented testing, and we present the findings as a graded, evidence-backed report you can act on — not a one-page opinion. Our assessments are prepared for submission to the Municipal Corporation of Greater Mumbai under the applicable provisions of the MMC Act.

When an Audit Becomes Mandatory

Mumbai's tenure-based audit rule is the trigger most societies know well: buildings between fifteen and thirty years old are audited every five years, and buildings older than thirty years every three years, under Section 353-B. But an audit is equally worthwhile whenever a building shows distress, is being considered for redevelopment, or is responding to a notice from the ward office.

How Our Assessment Unfolds

Stage One — Visual Condition Survey

Every accessible element is examined and recorded: cracks in slabs, beams and columns; exposed or corroding reinforcement; dampness and leakage paths; distress in parapets, water tanks and staircase blocks; and any tilt, settlement or deflection. Findings are photographed and logged element by element.

Stage Two — Instrumented (Non-Destructive) Testing

We quantify what the eye cannot measure:

  • Rebound hammer testing for surface hardness and indicative compressive strength.
  • Ultrasonic pulse velocity to detect internal voids, honeycombing and deep cracks.
  • Half-cell potential mapping to locate zones of active reinforcement corrosion.
  • Carbonation depth and cover measurement to assess how close the steel sits to the carbonation front.

Stage Three — Grading and Reporting

On the evidence, the building is placed in the standard safety categories — C1 for structures needing urgent action, C2-A and C2-B for major repairs with and without vacation, and C3 for structures needing only maintenance — and we recommend a prioritised repair programme with indicative costs.

What You Receive

  • A signed structural report suitable for the ward office file.
  • The stability certification needed to complete your compliance record.
  • A prioritised, costed repair schedule linked to each finding.
  • Photographic and test records that stand up to scrutiny.

Why MK Civil Works for Your Audit

  • Independent, evidence-based findings: recommendations follow the data, not a sales target.
  • Repair-aware diagnostics: because we also execute repairs, our reports specify scopes that can actually be built and priced.
  • Society-handover support: we help secretaries assemble the paperwork the ward office expects.
  • One file, no gaps: audit, repair and certification can run through a single accountable team.

Understand your building before it becomes a liability. Request a structural health assessment from MK Civil Works and receive a clear, graded picture of where your structure stands.

Frequently Asked Questions (FAQ)

No. It is mandatory based on age — every five years for buildings aged fifteen to thirty years, and every three years for buildings older than thirty, under the MMC Act. We also recommend an audit whenever distress is visible or redevelopment is being considered.

We combine a visual survey with rebound hammer and ultrasonic pulse velocity testing, half-cell corrosion mapping, and carbonation and cover-depth measurement where relevant. All testing is non-destructive.

Form 6 is the structural stability certificate that accompanies the audit and declares the building safe, or safe after specified repairs, for submission to the ward office.

Only a small minority of buildings fall into the most severe category requiring vacation. Most audits result in a manageable repair programme. The point of auditing early is to avoid the severe category.

Yes, if you wish. Many societies prefer a single accountable team, but the audit stands on its own and can be tendered separately.

For a typical residential wing, site testing and reporting are usually completed within seven to twelve working days.
